ITC to make investment in building houses for low incomers

In the annual shareholders meeting held on April 26, 2012, the management board of the Investment and Trading of Real Estate Joint Stock Co (coded ITC) has approved the 2012 targeted year plan with total after tax profit of 34.6 billion dong.

The company also revealed that it is considering the plan of using the company's land fund of 1-2 hectares sited in Nguyen Xien St, Dist 9, HCM City to build the accommodation place for low-income workers with offering price of 11-12 million dong per square metre.

At first, the company would concentrate on restructuring the investment portfolio, and set priority for conducting the projects such as Long Thoi-Nhon Duc residential quarter, Nha Be residential quarter and prepare for making investment in key, potential projects of 83 Ly Chinh Thang project. ITC has called for investment among the partners to make full use of capital source in the context of high lending rates and the trademarks of strategy partners. - Source: Vietbiz24

Thanh Do launches huge luxury home and resort project in Danang

The Hanoi-based Thanh Do Investment Development and Construction Joint Stock Company has introduced a large-scale luxury home and resort project in the central coast city of Danang though the domestic property market has yet to get out of the woods.

Since the company got an investment certificate and broke ground for The Empire project nine months ago, the real estate market has shown no sign of improvement. However, the company is determined to press on with the 51.5-hectare project on the seaside road of Truong Sa that is lined with luxury resorts and connects Danang and Hoi An old town as a World Heritage site.

The firm said The Empire, which would need a total investment of VND14 trillion, is surrounded by Danang Beach, Co Co River, and two international standard golf courses – Montgomerie Links and Danang Golf Club, so this is a high added-value property development project.

The designer of the project is U.S. firm WATG and its architect is Accademia Italy. The highlights of The Empire are a pedestrian-only Avenue of Light characterized by the Venetian architectural style and a five-star hotel, which are also the convergence point for townhouses, apartments and villas.

Prices of houses at The Empire include all taxes and fees except for the home registration fee. The current lowest price is that of a semi-detached villa, at over VND3 billion. A townhouse costs more than VND5 billion and a detached villa is priced at around VND7 billion.

The project is divided into two sections with one in the east of Truong Sa Street and the other in the west of the road.

Nguyen Duc Thanh, chairman and CEO of Thanh Do, said at the launching ceremony of The Empire in Danang on Sunday that the infrastructure for the part that is west of Truong Sa road had been completed and that the eastern part would be developed later.

Van Huu Chien, chairman of Danang City, told the event that The Empire was located near the end of Truong Sa road and bordered Hoi An of neighboring Quang Nam Province and that the project would make Truong Sa Street fully occupied by luxury resorts. - Source: Saigon Times

Vietnam BIDV seeks partners to save struggling realty firms

In an effort to prop up the stagnant real estate market, Bank for Investment and Development of Vietnam (BIDV) has proposed establishing a business club grouping developers, contractors, suppliers and the bank itself, BIDV chairman Tran Bac Ha told a conference in HCM City last weekend.

Speaking at the conference hosted by the HCM City Real Estate Association (HoREA), Ha expected the four-side cooperation would help regulate the cash flow on the realty market. In this case, BIDV plays the intermediary role by performing payments clearing activities among related sides.

Instead of disbursing loans to project owners so that they could pay directly money to contractors and construction material suppliers, the bank will coordinate payment activities to help participating sides feel more secure about their payments.

The central bank’s recent moves have given local commercial banks the green light to extend more credits to the realty sector. This means property companies can take out bank loans in line with projects’ construction progress, enjoy interest rate cuts and have their loan repayments rescheduled in line with their business situation and repayment ability.

BIDV is reviewing real estate loans itself and is jointly identifying completion progress of projects and potential demands of housing products with realty firms. Based on such results, the lender can decide which projects it should inject more capital in as well as reschedule repayment of those loans in need of extension.

The lender has just announced a 4 trillion dong credit line for individuals to buy homes as end-users at an annual rate of 16%, with each loan amounting to 85% of the home’s total value.

Ha at the conference insisted on more active solutions from property developers such as discount programs to attract homebuyers and thus revive the gloomy realty market.

* In related news, the BIDV chairman told a conference on the Mekong Delta investment and development promotion that his bank would set aside US$100 million to promote the export of farm products in the area.

According to Ha, the bank in this quarter would disburse loans to stimulate exports of three major farm produce in the Mekong Delta, namely rice, Pangasius fish and fruit. The credit program targets to increase export revenues of the area right in this quarter, Ha told the conference held in Can Tho City last Friday.

“BIDV will raise the ratio of outstanding loans to the Mekong Delta provinces to 12% of the total, or 70 trillion dong, by 2015, three folds higher than the 22 trillion dong recorded in the year-ago period,” Ha noted.

Experts in the meeting reported the Mekong Delta generated up to 18-19% of the country’s gross domestic product (GDP) a year, considerably contributing to the national economic development. However, they noted, investment amounts into the region so far have not matched potential.

Total investment capital poured into the area only accounted for 16% of the country’s total in 1999-2000. Meanwhile, the 2000-2010 period saw a meager 625 trillion dong invested into the region despite the presence of several investment policies for regional development. - Source: Saigon Times

New urban area on 3,400 hectare to come up in Thua Thien Hue

Chan May-Lang Co Economic Zone Management Board has lately released the detailed plan (under ratio of 1/2,000) for the Chan May new urban area to be situated in Phu Loc Dist, Thua Thien Hue province.

The project would be situated in an area of 3,440 hectares, to be divided into two parts of North and South National Highway No 1A.

The centre of the new urban area is located in the Northern National Highway 1A, including administration zone, office buildings, trade centres, housing complex and resettlement area in an area of 2,095 hectares.

In the southern part of 1,344 hectares, there would be hi-tech park, green industrial zone.

Green Bay to offer 150 apartments

Syrena Vietnam Investment Development Joint Stock Co. announced to offer 150 apartments in Green Bay - 17T2 apartment block in the third offerings held on April 29, 2012, of which 60 apartments overlooked Ha Long Bay.

On this occasion, the investors have also decided to offer 30 billion dong gifts for the customers who registered for purchasing the apartments on April 29.

In addition, for the customers who will like to purchase the apartments overlooking to the mountains, Syrena Vietnam will offer discount of 3 percent over the apartment value.

Cash to flow back into Vietnam's real estate

Funds are again trickling into the local property market and promising to revive it from the long slump, analysts have said.

Many believed that after four years in the doldrums and several developers going bust, the real estate market has bottomed out.

The Vietnamese Government has taken a series of measures like loosening credit and lowering interest rates, including for property loans.

The State-owned Bank for Investment and Development of Vietnam has already earmarked loans worth 4 trillion dong (US$192.13 million) at 16 per cent per year interest to individuals and households buying housing in projects it funds.

These loans are for up to 15 years and 85 per cent of the value of the property.

Several other banks have also unveiled plans to provide mortgages.

SeABank and AnBinhBank have announced they will provide personal loans worth 1 trillion dong ($48.03 million) for buying, building, and repairing houses.

Military Joint Stock Commercial Bank has signed an agreement with Vingroup Joint Stock Company to lend to people buying a house in the latter's Vincom Village 80 per cent of the value at a mere 10 per cent for the first six months.

Though other banks' interest rates remain high, they are 2 per cent lower than a few months ago.

Phan Thanh Mai, president of the Vietnam Real Estate Association, said the market was likely to see a revival in the second quarter thanks to the Government's loosening credit policies.

Analysts also said substantial amounts of overseas remittances were being pumped into the real estate market.

According to data from the National Financial Supervision Committee, 52 per cent of last year's remittances of $9 billion was invested in property. Around 100 trillion dong ($4.80 billion) were likely to be invested this year if remittances climbed to $10 billion, they said.

Developers are trying to lure buyers by offering promotions. Hoang Anh Gia Lai Group, for instance, recently announced it would possibly cut prices of apartments in some projects by 50 percent.

Valuable Tweets That May Be Costing Your Business Money


If you’re an avid Twitter user, you likely scan your “mentions” and “interactions” on Twitter on a daily basis (if not more frequent than that). But, if you tweet for a business, you may be overlooking a valuable tool on twitter. 

Not to sound alarmist, but there may be conversations happening on Twitter right now about your business that you aren’t aware of.  Compliments, complaints, questions, you-name-it.  How is this possible? 

Reasons you may be missing tweets about your business:

  • People often assume your Twitter name instead of looking it up.  If your business is ABC Sign, most will assume @ABCSign instead of a variation of that, like @ABC_Sign or @ABC_Sign_Co or @1ABCSign, is your Twitter handle.  
  • People may not use your Twitter name (“handle”), but instead may simply type in your business name, such as “ABC Sign.”
  • Others may hashtag your  business name instead of using your handle (example: #ABCSign)
How can you get involved in conversations/tweets about your business on Twitter when people are not using your Twitter handle? There is a simple solution, called the “search” (or “saved searches”) tool.  Tutorial below.

How to Create a "Saved Search" on Twitter

1. Go to https://twitter.com/#!/search-advanced.

2. Complete the “exact phrase” search field. 
Important Note: Don’t fill in the “exact phrase” and “hashtag” fields in one search.  Instead, save as separate searches.
3. Select “English” from the language if you wish.

4. Click “Search” (example below)


5. Any tweets related to your search will appear.  You may be surprised to find more than a few! Or, perhaps there aren’t any recent tweets.  Either way, you’ll want to save the search by following the next step.

6. Drop down the settings tool on the right-hand side of your results and a “save search” option will appear.  Click on it.


7. Your search is now saved, and you can easily scan this saved search by clicking on the search magnifying glass on the top right-hand side of any of your screens on Twitter to reveal your saved searches.  Highlight the search of your choice and your results will appear.
