Vietnam’s property giant Vingroup raises $300 mln via dollar bonds

VNRE - Vingroup JSC, Vietnam's largest listed real estate company in terms of market value, said it has issued US$300 million worth of convertible bonds, the second largest bond sale by an Asian company so far this year.



Vingroup already raised $185 million via bonds three months ago. Another $115 million worth of five-year dollar bonds, issued at an annual coupon of 5 percent, were sold to international investors on Wednesday night, the company said. The bonds are listed on the Singaporean stock exchange.

CEO Le Thi Thu Thuy said the sale has been successful, allowing the company to secure a large amount of capital at a cheap rate. It also reflected the confidence of international investors in a Vietnamese company, she said.

Thuy said the Hanoi-based company has a large asset base and has the potential to generate high earnings.

Vingroup's bond sale was the second highest in value this year in Asia. Malaysia's state investment arm Khazanah Nasional issued a seven-year sukuk, or Islamic bond, worth $357.8 million, last March.

Danang Administrative Center

VNRE Danang Administrative Center is built in area of 23,318 m2 on Tran Phu street, Hai Chau district, Danang city, beside the romantic Han river.




The administrative center has a high of 175.5 meters with 2 basements, 4-storey podium, 34 storeys. Total floor area for the whole building is 65,234 m2, of which:

- Two basements with 15,896 m2 floor area used for parking, technical areas
- Level 1st: main lobby, office.
- Level 2nd: conference rooms, small meeting rooms.
- Level 3rd - 31: office for city departments, small meeting rooms and some space to plant trees.
-Level 32-34: revolving restaurant to see overall the city.

The project has total investment of nearly VND 1,124 billion, invested by The Danang City People's Committee, designed by Mooyoung Architects & Engineers, Civil Engineering Construction Joint Stock Company No. 586 CIEN JSC 586) is main contractor, Tan Ky Construction Real Estate Trading Corporation is contractor for the package “Construct the frameworks, finishing works and install A/D system, lifts".

The project is expected to be completed and put into use in late 2013. Da Nang's Department of Construction will manage and operate the building.

Bitexco tower slashes office rent

The 68-floor Bitexco Financial Tower is offering cut-price office leasing as the owner bids to fill the city’s tallest building.

The new leasing price ranges from VND615,000-VND1,130,000 per square meter, equivalent to $30-55 – a huge drop from last year’s $39-65 psm.

William P. Badger, marketing director of Bitexco Group, said that the cut in rents is a move to attract potential tenants in the midst of the current tough economic situation.

The occupancy rate of the Bitexco Financial Tower is currently around 60 per cent of the total office space of around 37,000 square meters (sqm).

According to Greg Ohan from CB Richard Ellis Vietnam, this is a good chance for those after a rental area of over 500 sqm to enjoy the many incentives offered.

The market in Ho Chi Minh City is forecast to have an additional 84,000 sqm of grade-A office space this year. However, some major projects have fallen behind schedule, seeing investors hoping for a better rental situation next year. - Source: Saigon Times

Tokyu to develop traffic infrastructure in Binh Duong

Japan’s Tokyu Corporation and Becamex IDC Corporation on Wednesday clinched a cooperation memorandum on traffic system development in Binh Duong, after the two sides had got licensed to develop an urban area in the province.

Takahashi Toshiyuki, executive officer of Tokyu Corporation, said the memorandum was aimed at developing a modern bus transit system and possibly a rail line connected to the inter-provincial transport system between Binh Duong and other areas in the Southern Key Economic Zone.

According to Toshiyuki, Binh Duong has a strategic position as a center of the Southern Key Economic Zone, with an annual GDP growth of 14-15 per cent, far exceeding the nation’s average level. Despite a population of 1.6 million over the total of 24 million residents in the southern region, the public transport infrastructure there is still full of shortcomings.

“From now onwards, drawing experience from the development of the urban area Tokyu Tama Denen in Japan, we and Becamex IDC will conduct survey and map out plan for inter-provincial transport system connecting Binh Duong and other areas in the Southern Key Economic Zone, with a focus on a modern bus transit system and a possibility to develop a railway route in the future,” said Toshiyuki.

Through this cooperation project, Tokyu makes a step further into Binh Duong province.

Earlier, the Japanese corporation had formed a joint venture with Becamex IDC to start work on Tokyu Binh Duong Garden City, covering over 71 hectares in Binh Duong New City. The project worth some VND25 trillion is sponsored by Japan’s Bank of Tokyo Mitsubishi UFJ.

Together with the memorandum signing, a ceremony was held in Binh Duong New City on Wednesday to celebrate the establishment of Thu Dau Mot City.

Thu Dau Mot achieved high economic growth of 23.3 per cent per year in the period from 2006 to 2010, which surged to 27.7 per cent in 2011, along with a significant shift towards the structure of service, industry and agriculture at 60.8 per cent, 38.9 per cent and 0.3 per cent respectively.

There are currently 11 commercial centers and supermarket and 13 traditional markets across the city, ensuring ample supply for local producers and consumers.

Tan Binh ICC launches low-cost condo project

Tan Binh Investment and Construction Corporation (Tan Binh ICC) has put up for sale the remaining units of Tan Mai apartment project in Ho Chi Minh City’s Binh Tan district after transferring 200 units to homebuyers late last year.

Some 60 apartment units of 47-67 square meters will be marketed at VND700 million ($35,000) to VND950 million ($47,500) per unit.

In order to woo customers, the developer allows homebuyers to make a down payment of 35 per cent and settle the remainder over three years.

For those needing credits, ANZ and Vietcombank will offer homebuyers home loans with an annual interest rate of 13-13.5 per cent and a term of 10 to 20 years.

There is a huge demand for housing in Ho Chi Minh City, said Pham Thi Phuong Lien, a representative of Tan Binh ICC. Given tough financial constraints, it is still unlikely for low-income people to own a home.

Though the company allowed for a down payment of 50 per cent half a year ago, many buyers were not able to pay on schedule, Lien said. This is why the firm has introduced a new payment method to support homebuyers, she added.

I am a freelance illustrator living in Atlanta Georgia. My designs are primarily used for the gift and tabletop industry. Typically, I work in watercolor and collage and enjoy incorporating fabric, stitched paper and found objects in my art.

Question:
Is it necessary for your business to line up with your soul purpose? What value is there to having that aligned?

I guess for me, it is. I have had odd jobs here and there and it never feels right. All I could think about was what I would be doing if I were back in the studio. I sometimes wish that I could be the type of person who could work a 9-5 job. Creating things gives me great satisfaction and is a part of my make up that I can’t shake; nor do I want to. The value in having it aligned is being able to be what and who I am 24/7.

World Trade Center Danang

VNRE - Global architecture, urbanism and design practice Broadway Malyan has broken into Vietnam with a brief to design and support the delivery of the World Trade Center Danang, on behalf of leading investment management and real estate developer VinaCapital Commercial Center Ltd.



The practice has released the first images of part of the scheme, a 46,600 square metre (net lettable area) retail project which will be the first shopping centre in Vietnam to include a department store. Following an international design competition, the practice is providing a full range of architectural, landscape and graphic design services on the project.



The World Trade Center Danang occupies a high-profile site facing the Han River and running through the city. It is set to become a major mixed-use real estate scheme in Danang and a catalyst for driving new development on the west bank of the River.

The nine-hectare scheme broke ground in early 2008, with the luxury 32-storey and 225-apartment Azura tower having topped out in late 2011, making it the tallest condominium tower in central Danang. Work on the retail, commercial, residential and hotels is now continuing.

Mulberry Lane on track to open despite sad market

Singapore’s CapitaLand will complete construction of Hanoi’s Mulberry Lane residential apartment project on schedule, despite the gloomy property market. Mulberry Lane’s structure was completed this month and developer CapitaLand will conduct a topping ceremony in August.

Mulberry Lane is located in Mo Lao new urban area of Ha DOng district and developed by CapitaLand and its Vietnamese partner Hoang Thanh Investment and Infrastructure Development and comprises five towers, 1,500 units, offering more than 50 indoor and outdoor facilities. It is CapitaLand’s first residential project in Hanoi and the developer is expecting to open its doors at the end of 2014.

“We are proud to build the project on schedule, notwithstanding the current challenging economic situation in the country,” said Yip Hoong Mun, deputy chief executive officer of CapitaLand in Vietnam.

He added this is a testament for CapitaLand’s strong delivery track records and the developer’s commitment to build quality homes for the local communities and expatriates in Vietnam.

The ailing market has forced many domestic and foreign developers to stall their construction plan with the attitude of wait and see. But for CapitaLand, it is still confident in the success of Mulberry Lane and the future projects in this context. The average prices of residential apartments in Hanoi in 2012’s first quarter dropped 7.1-12.8 per cent year-on-year, according to property consultancy CBRE, and the ailing market forced many domestic and foreign developers to stall their projects.

“Reducing interest rates helps homebuyers. This will help and move sales rates in the real estate market. Given Vietnam’s strong economic growth coupled with rapid urbanisation and a substantially large group of young and aspiring middle income earners, the underlying demand for housing needs will remain strong, especially in the mass market housing segment,” said Mun.

“To ensure good value and keep prices attractive for our homebuyers, we will acquire sites that reasonably priced and are supported by good transportation network and enjoy easy access to the city centres.

The apartments will be affordable to the genuine buyers whose mortgage repayments pegged at around 40 per cent of their average household income. We will also work with the banks on home financing for our purchasers,” he added. - Source: VIR

Residential buyers are told strike while the iron is hot

It is high time for customers to decide to buy accommodation, when the price is at its lowest.

All signs point to end users taking the plunge and buying accommodation. Reduced prices and plenty of products meant there was never a better time to buy, said Ministry of Construction’s Real Estate and Housing Market Management Bureau deputy director Vu Xuan Thien.

“Prices are reducing, more products are being launched by developers and customers are being offered more incentives,” Thien said. In Ho Chi Minh City, developers of many mid-end projects have been offering VND15 million per square metre since 2009, while in Hanoi the average price for mid-end apartments stood at more than VND20 million ($952) per square metre in the last three years.

However, since 2012’s second quarter, many investors cut their prices by 20 to 30 per cent to increase sales. Especially more developers are offering apartments with prices starting at VND14 million ($666), the lowest in the capital.

Newly emerging Ha Dong district in the capital is the first place which developers offer this lowest prices, at $660 per square metre, while the majority of lower price projects are located in Hadong and Thanh Tri districts.

Hanoi Real Estate Club chairman Nguyen Huu Cuong said Hanoi’s property market had been in a downturn since last year and it was at its lowest point when the government applied the credit tightening at the end of 2011.

“It is high time for customers to decide to buy accommodation, when the price is at its lowest,” Cuong said. He said the decreasing interest rate trend could be further kept until the end of 2012.

Apart from supporting from bankers, developers have offering many other incentives, instead of directly reducing prices.

The majority of incentives are valuable presents such as cars, motorcycles, electronic appliances or furniture. Also, some projects offer special added-value packages for their customers such as privilege membership cards.

According to the Hanoi Construction Department, after more than 18 months with few transactions, Hanoi’s real estate market was at its lowest point. “Developers cannot sell their products, speculators cannot recover their investments and transaction centres are bankrupted,” said Tran Hop Dung, head of Economic Management Division under the Hanoi Construction Department.

Dung said that among more than 500 existing transaction centres, during the last 12 months, more than 120 centres closed and 200 centres had received no transactions.

“The supply is exceeding the demand and the market now needs time to disburse all of the accommodation,” Dung said. - Source: VIR

Office landlords struggling to woo tenants to west of Hanoi

West Hanoi office landlords are struggling to attract tenants due to a supply glut.

CBRE reported 175,000 square metres of new supply would be launched in the area within 2012 and “with the abundant supply in the area, landlords are now aggressively competing against one another by offering generous discounts to secure tenants now rather than facing empty offices,” said CBRE office director Greg Ohan.

“Tenants are well taken care of, with an upper hand in bargaining power in the area,” Ohan said.
During 2012’s second quarter, Hanoi’s net absorption increased significantly, at approximately 28,000sqm, nearly double on-quarter.

However, this figure was mainly due to a strong take-up in Keangnam Landmark 72 Tower, at approximately 20,000sqm. Keangnam came online in 2012’s first quarter with around 95,000sqm. Up to last week, around 40 per cent of space was occupied and Ohan expected it not to climb again this year.

Due to large supply, in the last two quarter, rents in the west fell sharply, with a 14.4 per cent compared to the first quarter of 2012 for Grade A and a 7.5 per cent on-quarter decrease witnessed in Grade B.

Asking prices in the west reduced to less than $20 per square metre per month, compared to around $30 per square metre, per month in 2009’s first quarter. Grand Plaza Hanoi is offering at $26 per square metre per month, including 10 per cent value added tax and a 5 per cent service charge.

Meanwhile, rents at CEO Vinaconex building, located in Pham Hung road are $20 per square metre and the neighbouring HH3 Sudico Tower was offered at only less than $18 per square metre, per month.

Keangnam Hanoi Landmark Tower is offering rates from $21 to $25 per square per month, excluding VAT and service charges. In another building, IPH developed by Indochina Land is also offering the same rental with Keangnam.

Since the beginning of this year, many international and multi-functional companies have been moving their offices west. Major tenants include KPMG, PricewaterhouseCoopers, Ericsson, Standard Chartered Bank, LG, JGC and Cisco.

In response to the trend, offices for lease in the central business districts (CBD) witnessed insignificant changes in vacancy and asking rents, specifically a slight increase in the vacancy rates over the last quarter, with Grade A switching from 3 to 4 per cent and Grade B from 8.5 to 10 per cent.

In terms of asking rents, it is recorded to slightly reduce by 1 per cent on-quarter, in which Grade A down from $44 to $43.6 per square metre per month and Grade B down from $28.3 to $28, including rent and service charges.

“With little supply coming to the market in the CBD compared to the west of more than 25,000sqm in CBD, while this figure is 175,000sqm in the west, CBD is still strongly desirable to many financial institutions and other high-profile companies,’ said Ohan.

Landlords and tenants in this area are having an equal battle in negotiating leasing terms.
“For any tenant with a lease expiry in 2012, the critical components of success are timing and speed,” he added.

For occupiers who are still considering moving their office to the west, due to increased take up in the first half of 2012, many of the newer Grade A and B buildings are beginning to experience rising occupancy levels therefore incentive packages will be gradually reduced.

“However, with major occupiers moving west, we expect an opportunity for CBD occupiers to capitalise on short-term availabilities in key buildings,” according to CBRE. CBRE also forecasted that till 2012, office segment’s total market supply was expected to increase to 1.1 million square metres.
