So far, the total registered FDI (foreign direct investment) capital in Hanoi has hit $13.63 billion, of which, the real estate sector accounted for nearly 50% of the total. The disbursed FDI capital reached over $6 billion, according to the report announced by the capital city of Hanoi.
Accordingly, from the year 2000 so far, Hanoi has attracted 2,003 projects capitalized at $13.63 billion and the FDI capital disbursement reached $6.09 billion, equaling to 44.7%.
Pledged FDI capital in Hanoi was mainly in the 2006-2010 period with about 74% of the total for 2000-2012 period. This period saw the strongest growth of the real estate market in Hanoi and the country.
Especially, in 2008, FDI capital in Hanoi hit up to $5 billion, accounting for over 50% of the 2006-2010 period ($10.1 billion).
The report also said that registered FDI capital in Hanoi reached big volume, but average disbursed FDI capital reached less than 50% of the pledged capital. Since 2011 so far, the pledged FDI capital hit the low record of only $0.83 billion, therefore, the capital disbursement ratio reached high level of 112% of the registered capital.
Since 2000 so far, real estate sector has attracted FDI capital manly in 2006-2010 period with a total registered capital of $5.67 billion for 41 projects. In the period of from 2011 so far, FDI capital attraction in real estate sector reached only $0.29 billion. The total FDI capital so far has reached about $6.04 billion, or nearly 50% of the total registered capital in projects.
So far, the capital city has had 95 FDI projects in real estate sector, of which, 17 projects of urban zones and housing with 731 hectares, 66 projects of trade centre, office and apartment for lease, hotel and ecological with 62.5 hectares and five projects of industrial infrastructure, park and golf courses with 737 hectares.
These 95 FDI projects are divided into four groups. The group 1 has 57 ongoing projects worth $3.84 billion, total FDI capital disbursement reached $1.76 billion, accounting for 1,249 hectares according to the investment license. So far, the city has granted actual land area of 524 hectares.
Group 2 has 30 projects under basic construction valued at $4.77 billion and actualized capital was $1.36 billion, covering total registered area of 1,451 hectares. So far, the city has granted actual land area of 678 hectares.
The Group 3 has four projects that are suffering problems and difficulties, with total pledged capital of $658 million, actualized capital at $127 million, registered land area at 418 hectares and the city offered 4.7 hectares.
Group 4 has four projects that can not be implemented and proposed to revoke investment license, with a total pledged capital of $312 million, actualized capital at $38 million covering an area of 7.2 hectares, of which, the city has granted 1.03 hectares.
Under Hanoi’s general plan from now to 2020, the city will speed up foreign investment capital attraction activities, further improve the investment environment and create advantages in attracting foreign direct and indirect investment.
Accordingly, by 2015 the city will invest gradually synchronized urban areas in the areas of Hoai Duc, Ha Dong, Dong Anh, Tu Liem and Me Linh and invest in trade centre projects, office for lease, hotels and apartments for rent. - Source: Vietbiz24
